A local investor group, which includes members of Studio-111, is developing an office condominium project in Long Beach's East Village Arts District, intended to attract and retain the creative class and enhance the established arts community. 

The proposed design subdivides a single tenant structure into three distinct buildings that complement each other, remove the effects of past insensitive remodels, and retain the industrial character of the spaces. Interiors will be raw shells featuring exposed brick and block walls, concrete floors and wood truss ceilings with skylights.

To encourage interaction between various tenants, a variety of landscaped outdoor spaces are incorporated into the project, including a shared courtyard with meeting space, a lushly landscaped paseo, and a parking court with a basketball hoop. 

Though not mandated by code, this project will be the first completed under Long Beach’s new Green Building Policy.
