Overview

Located at the corner of Long Beach Boulevard and Anaheim Street, this mixed-use project is situated at one of the most significant transit nodes in the city.  The proposed program includes 42,000 square feet of neighborhood-serving retail at street level with 356 residential units above.

In order to reduce its scale and establish a variety of architectural character, the project is divided into three distinct buildings: the Gateway building, Boulevard Building, and the Avenue Building, each separated by public plazas and residential courtyards at the podium level.

The Gateway building at the corner of Long Beach and Anaheim is a thirteen story high-rise consisting of for-sale housing and ground floor retail.  The Boulevard building along Long Beach Boulevard is lower in height and includes for-sale condominiums and affordable senior rental housing.

The street level of this building also features neighborhood-serving retail fronting the boulevard.  The Avenue Building along Anaheim Street is made up of 147 senior living units with substantial arts-related amenities for residents.  Fundamental to the planning of the project is the inclusion of support facilities for multi-modal transit including a car-sharing service, bicycle facilities, priority parking for hybrid-electric cars, and an enhanced bus stop located adjacent to the existing light rail station.

The Blue line light rail system runs up Long Beach Bl right past the proposed development.
