Overview

Second + PCH is a mixed-use project located on an 11-acre site overlooking Alamitos Bay in Long Beach, California.   The project is comprised of approximately 210,000 square feet of retail and restaurants, 325 units of housing, a 100-room boutique hotel, a bicycle facility, and a Coastal Science Center with a 99-seat theater sponsored by California State University, Long Beach. 

 

All parking is concealed from public view, with the majority being located on a single subterranean level. 

 

The plan of the project was consciously designed to provide numerous plazas, widened sidewalks, decks, and terraces that incorporate views to the nearby ocean and wetland environment.  Intended to become a center of community gathering, almost half of the site is dedicated to public open space.

 

The design and materiality of Second + PCH is inspired by its seaside location and nautical history.  Examples of beach vernacular and maritime architecture, including “ship shapes”, billowing sails, docks, and piers, have influenced the creation of a collection of informal buildings and spaces that respond to the unique character of this place. 

 

The landscape design further enhances the project, featuring wetland and coastal plant species, distinctive paving patterns, public art, and fountains.
